1. About these terms
alpha2.com.au is operated by Jamie Ryan Stone, ABN 81 766 093 847, trading as Alpha Squared Property ("we", "us", "our").
By using this site you accept these terms. If you do not accept them, please do not use the site.
These terms cover the website and the material we publish on it. They do not cover the services we provide to clients. Those are governed by a separate written agreement, and where the two differ, that agreement wins.
2. Everything here is general information
Nothing on this site is personal advice. We do not know your circumstances, your income, your borrowing capacity, your tax position or your goals, and nothing published here takes them into account.
We are not licensed to give financial product advice, credit advice, tax advice or legal advice, and we do not give it. Before you act on anything you read here, get advice from someone qualified to give it for your situation — your accountant, your mortgage broker, your financial adviser, your solicitor.
We take care to get things right. We do not warrant that everything on the site is accurate, complete or current, and market data dates quickly.
3. The calculators
The calculators on this site produce estimates. They are not quotes, and they are not a statement of what any transaction will actually cost you.

Duty rates, thresholds and concessions change, sometimes at short notice and sometimes with retrospective effect. We update the calculators when we become aware of a change, and the date the rates were last checked is shown beside them. It is your responsibility to confirm the figure that applies to your transaction with the relevant state revenue office or your conveyancer before you rely on it.
Our fee is not subject to GST. Figures shown for it are exclusive of any tax that may apply in future.
We are not liable for any decision made on the basis of a calculator output.
4. The Alpha Screen and the quarterly report
The Alpha Screen is our own method: six measures, fixed thresholds, applied to every market in the country each quarter. The thresholds are ours and we choose where they sit.
The underlying suburb data is not ours. It is sourced from HTAG Analytics, including the composite scores the report labels Dex and RCS. We do not warrant the accuracy of third-party data and we are not responsible for errors in it.
A market clearing the screen is a statement about what the data showed on the date the screen was run. It is not a recommendation to buy any property, in any suburb, at any price. Suburb-level data does not tell you whether a particular property is worth buying — that requires inspecting the asset.
The screen is wrong a meaningful share of the time, and the report says so. Read that section rather than the headline.
5. Past performance and statements about the future
Past performance is not a reliable indicator of future performance. Any historical figure on this site — a growth rate, a yield, a backtest result, a property we have bought — describes what happened, not what will happen.
Where we publish a figure about what a market might do in future, it is an estimate derived from a stated source, and we publish the source beside it so you can judge it yourself. Property markets are affected by interest rates, credit conditions, employment, migration, planning decisions, tax policy and events nobody forecasts. Any of these can make an estimate wrong.
We do not guarantee any outcome. We do not promise capital growth, rental income, a yield, a settlement price, or that any property will suit your purposes. Nothing on this site should be read as such a promise.
Individual results, including any case study we publish, are that client's result in that market at that time. Yours will differ.
6. Booking a call
Booking a call through this site costs nothing and commits you to nothing. It is a conversation about whether we can help.
We do not act for you until a written agency agreement is signed. Until then we owe you no duty as your agent, we are not searching on your behalf, and nothing said on a call binds either of us.
7. Licensing
Jamie Stone is registered with NSW Fair Trading as an assistant agent, registration REP400068425, and works under the supervision of the licensee in charge, Compton Estates Pty Ltd trading as Leverage Listings, licence 10034573.
Agency agreements are executed by the licensee in charge, and any trust money is held by them. We do not hold trust money.
Property services are regulated state by state. Where we assist with a purchase outside New South Wales, we do so within the arrangements our licensee has in place for that state.
8. Using the site
You may read the site, use the calculators for your own purposes, and share links to it.
You may not republish our written material, the Alpha Screen methodology or the quarterly report as your own, scrape the site, use it to build a competing service, or use any automated means to extract data from it. You may not interfere with the site or attempt to gain access to any part of it that is not public.
The text, design, charts and reports on this site are ours, except the third-party data we credit. The HTAG Analytics data is used under our subscription and is not ours to redistribute.
9. Links to other sites
Where we link to another site — a revenue office, a data source, a professional we work with — we do not control it and we are not responsible for its content or its privacy practices.
10. Liability
Nothing in these terms excludes any right you have under the Australian Consumer Law, including the consumer guarantees. Those rights cannot be excluded and we do not try to.
Subject to that, and to the extent the law allows: we are not liable for any loss arising from your use of this site or from anything published on it, including any investment decision, any purchase, any figure produced by a calculator, and any loss of profit or expected gain.
Where our liability cannot be excluded but can be limited, it is limited to resupplying the relevant service or paying the cost of having it resupplied.
11. Changes, governing law and contact
We may change these terms. The current version is always at alpha2.com.au/terms, and the date below tells you when it last changed. Continuing to use the site means you accept the version then published.
These terms are governed by the law of New South Wales, and the courts of New South Wales have jurisdiction.
